We support your sales strategy. We don’t replace it.

  • You make the introduction and provide initial property and market context. We’ll arrange a consultation with the vendor to discuss the project and how our service works.

  • We consider:

    • The current property condition

    • The likely target buyer

    • The as-is market position

    • Relevant comparable sales

    • Potential improvements

    • Indicative project cost and timing

    • The possible post-renovation sale range

  • The vendor can opt to receive a grounded comparison between:

    • Selling the property as-is; and

    • Renovating before sale

    The comparison will focus on the estimated net position, not just a higher potential sale price.

  • If the project is suitable and the vendor proceeds, we work to coordinate the renovation strategy, funding arrangements, project documentation, design, contractors, budget, program or work and progress reporting.

  • The completed property returns to you for campaign preparation, marketing and sale. You continue to lead the vendor relationship and sales strategy throughout.

  • No. Each opportunity is assessed for profit viability, project suitability, funding, timing and risk. PRE only recommends progressing when the available evidence indicates that the proposed strategy may create a financial advantage for the vendor. We do provide recommendations, checklists, and pre-sale property reports as part of our service offering. 

  • Once you have introduced us to the vendor, we will initiate project feasibility discussions.

    If the project is viable and agreed to proceed, PRE will provide periodic updates on the progress of the renovation and inform you of the expected timeframe for completion.

    We will work with you and the vendor in the lead up to listing for market. 

  • The following information will help us prepare for an initial discussion: 

    • Property address 

    • Initial appraisal or price range 

    • Relevant comparable sales 

    • Vendor objectives and likely timing 

    • Known defects or property issues 

    • Likely target buyer 

    • Any previous sales campaign or buyer feedback 

  • We work with the vendor for a preferred approach. The renovation can be funded by the vendor, or we can discuss accessing a private lending partner to support the project. Fees may be applicable to loans provided by third-party investors. 

    Further terms and conditions of funding will be fully discussed and agreed with the vendor prior to drawing and agreement of contracts.

  • We conduct a thorough feasibility which considers the as-is position, post-renovation value range, total project and preparation costs, timing, contingency, market evidence and estimated vendor net position. 

  • Our initial conversation with the vendor is a complementary service to determine a rough estimate and the viability of the project.

  • PRE makes informed decisions that incorporate market evidence, the target buyer, budget, timing, and the current property condition.  

    Viable projects are determined where the evidence indicates that the proposed strategy may create a financial advantage for the vendor. 

  • The project process happens in stages: 

    • Pre-sale renovation viability and recommendation. 

    • Project initiation: Where the renovation agreement, scope, timelines, and budget are defined. 

    • Design and development: Measurements and design trade briefs are completed 

    • Renovation: Coordinated trades complete the works and the property is styled and prepared for sale. 

    • Sale and settlement: The property is listed and marketed for sale, sold and costs are settled. 

    • Post sale project review and reporting. 

    The timing depends on property condition, project scope and finance, contractor, material and product availability, and approvals confirmed.

    Formal site assessment and measurements are completed once the agreement is signed and the project retainer fee has been received. 

  • Cost estimates and timeframes are indicative and subject to trade, material, and product availability. Contingencies and risk mitigation are included in our feasibility process and contracts. 

    We maintain regular communication with vendors throughout the renovation to discuss the progress of the project.
